Why use an Architect?

The Architect should be the first port of call when considering building a new house or remodelling an existing property. We are here to give impartial advice on design, planning, building regulations and finding a reputable builder to work on your home as well as dealing with the project on site.

What services can we offer?

At Kimble Roden Architects we offer much more than just a plan drawing service. We will work with you closely all the way through the project from inception to completion on site:-

  • Concept Design: We will come up with initial design proposals that address your brief, find solutions or your requirements and maximise the potential in your home.

  • Planning Application: We will advise on all aspects of the planning process, liaise with local authorities and submit planning applications on your behalf.

  • Detailed Design: We will produce a comprehensive set of tender information that will enable us to obtain fixed quotes from recommended builders. The detailed design drawings will include all technical construction drawings; electrical, power and lighting layouts; interior design elements such as fixed furniture and finishing’s; bathroom design, tiling specification; kitchen design intent; external landscaping and finishes.

  • On Site: We will manage the tender process, negotiate with contractors and manage a contract between you and the contractor. Once the project is on site we make inspections, oversee valuations and issue relevant certificates.

When should an Architect get involved?

As soon as you start thinking about your project! Typically from concept design through planning, detail design and going out to tender takes 6 months and is something not to be rushed. We aim to make it an enjoyable and exciting journey for you.
